In the heart of Düken, a historic town, a significant transformation is underway. The housing cooperative VAB is spearheading a large-scale new construction project at Melcherstiege, aiming to bring a modern housing spectrum to the area.

This two-digit million investment project will eliminate a long-standing urban eyesore at the intersection of Lange Straße and Melcherstiege, marking a fresh start for the community. The project follows the principles of the circular economy, using CO2-reduced or free building materials, and reusable materials to minimise waste and environmental impact.

The construction process is unique, with shell construction being used instead of composite construction, and a platform lift, rather than a cabin lift, being implemented. A novel infrared heating system is also being introduced to ensure energy efficiency. Tenant electricity will be sourced through solar panels, further emphasising the project's commitment to sustainability.

Stephan Sillekens, chairman of the supervisory board of VAB, has ambitious plans for the Melcherstiege project. He aims to add over 70 new apartments to the Melcherstiege park, creating an entire residential quarter in Düken. This includes 19 publicly subsidised apartments and a new home for the Düken office.

The project aligns with the municipal housing association's long-term goal of improving environmental friendliness and sustainability in every new building. VAB's focus on the increased use of wood in construction further strengthens this commitment.

Interestingly, all apartments in the new construction project have already been rented out, reflecting the demand for sustainable and affordable housing in Düken. The new residential development will significantly advance residential development right next to the historic city center of Düken, striking a balance between modernity and preservation of history.

Residents are set to move into their new apartments in November, marking the completion of this extensive package of sustainable construction in the historic town of Düken. VAB's commitment to sustainability, cost-effectiveness, and the use of wood is not only transforming the urban landscape of Düken but also setting a precedent for sustainable construction projects in the future.
