Minsk's Industrial Sites Transform into Residential Buildings

In Minsk, the capital of Belarus, industrial sites are being replaced by residential buildings as part of urban redevelopment and modernization strategies. This transformation is aimed at creating mixed-use and eco-friendly environments, aligning with trends of creating areas that combine industrial and residential functions.

According to recent reports, the Great Stone China-Belarus industrial park, located 25 km from Minsk, exemplifies this integration of residential and industrial uses. This trend suggests a move towards mixed-use or eco-city projects where residential quarters coexist with industrial production, but often in new, well-planned settings.

Though direct details about specific residential quarters being planned in the center of Minsk are not explicitly provided, the transformation includes building new residential neighborhoods on former industrial lands as part of broader urban renewal. This is consistent with the increase in housing construction reported in Belarus in 2025, including 22.6 thousand new apartments built in the first seven months of the year.

Among the buildings being transformed is a landmark pet store, located on the ground floor of a residential building, but with a separate entrance from the prospect. The store, which has been operating since 1994, boasts a rich history and a steady stream of clients. Spanning 398.5 sq. m, the store's glass surfaces are predominantly occupied by advertising banners, but the owner does not invest in printing, installation, or updates as the brand companies handle these aspects on partnership terms.

The store is currently priced at around 74,500 rubles, which is approximately $25,000. Discussions about lease transfer or separate sale agreement are possible. The business is fully prepared for takeover, including staff, inventory, customer base, and logistics with established suppliers. The store's premises can be adapted for various purposes, including maintaining the current format, franchising, clinics, markets, or multi-functional centers.

With an average price per sq. m in Minsk at $1,754, this pet store presents an attractive investment opportunity for those looking to enter the retail sector in the heart of the city.
