Cost of Home Extensions in 2025: A Budget Guide from Renovation and Design Experts

Planning a home extension? Wondering how much it'll cost you in the year 2025? Expect to pay anywhere between £1,800 to £3,500 per square meter for a kitchen extension, but remember, it's all about the details.

From the size and complexity of your project to the materials you choose and the quality specifications, the final price can be tricky to pin down. These factors are unique to each project, making it almost impossible to give exact prices.

Emil Neumann, director of Paul Archer Design, shares some insights on what affects the cost of a kitchen extension:

  • Fit-out and finishes: Will they be included, or is it a shell-only job?
  • Ground conditions: How will they impact construction?
  • Site access: What will it be like for the builders on-site?
  • Windows and doors: What will you select, and what type of roof lights will you go for?
  • Size of the extension: Larger extensions can be cheaper per square meter than smaller ones due to the economy of scale.

So, while we can't give you an exact price, here are some rough estimates for different types of extensions:

Single-storey Extension- Simple Design: £1,800 to £2,200/m2- Complex Design: £2,200 to £2,800/m2- Intricate Design: £2,800 to £3,500/m2

Two-storey Extension- Simple Design: £1,650 to £2,000/m2- Complex Design: £2,000 to £2,550/m2- Intricate Design: £2,550 to £3,250/m2

Keep in mind that prices might rise in 2025 and 2026 due to rising material costs, labor shortages, and stricter building regulations.

If you're on a budget, consider taking on some DIY work or choosing cheaper materials. If you have some extra cash to splurge, go for high-end materials and finishes to make your new space truly special.

Remember that fees for professionals, planning, and building regulations will also be part of the total cost. Set aside at least 10% of your overall budget as a contingency for any unforeseen expenses that might arise during construction.

Happy extending!

  1. In the realm of DIY, you might find inspiration for redecorating your kitchen or bathroom using trendy art pieces, potentially creating a unique and personalized space.
  2. For home-and-garden enthusiasts, experimenting with different types of flooring, such as eco-friendly bamboo or stylish hardwood, can add a touch of elegance and increase the value of your property.
  3. As for lifestyle choices, advocates of health-and-wellness may opt for installing a fitness-and-exercise room in a two-storey extension, thus making the home a mecca for both relaxation and physical fitness.
  4. On the other hand, those who prioritize science can transform a portion of their home extension into a dedicated study or research area, allowing for endless exploration and discovery.
